Which countries give residency for buying property in 2026?

The clearest routes are the UAE (property from AED 2M / about US$545,000 for a 10-year Golden Visa), Greece (from €250,000–€800,000 by zone), Cyprus (€300,000 + VAT new-build, for permanent residence), Malta's MPRP, Montenegro (from €150,000), Bali (about IDR 2bn), and the Maldives' new 2026 Pearl Residence (from US$250,000). Thailand's condo can count toward its LTR investment but does not grant residency on its own.

Can you still get a Golden Visa in Spain or Portugal?

No — not through property. Spain abolished its Golden Visa entirely on 3 April 2025, and Portugal removed real estate from its Golden Visa in October 2023 (only qualifying funds and other non-property routes remain). Neither offers residency for buying a home in 2026.

Which countries give citizenship through property?

In 2026, only the five Caribbean citizenship-by-investment states — St Kitts & Nevis, Antigua & Barbuda, Dominica, Grenada and St Lucia — grant full citizenship and a passport through approved real estate, from about US$200,000 to US$325,000. No European country sells citizenship for property; Cyprus, Malta and Montenegro all ended their citizenship schemes.

Does buying property in the UK or Switzerland give residency?

No. The UK's Tier 1 Investor visa closed in February 2022 and UK property never conferred a visa. Switzerland grants residence via a negotiated lump-sum tax arrangement, not a property purchase — it is not a golden visa.
