619 Brickell is the rare collaboration: a luminous 860-foot tower by Foster + Partners — its form gently twisting so every residence takes the best possible water view — with the service culture of Nobu running through the building. On one of the last premier waterfront sites in Miami's financial district, the tower carries more than 90,000 sq ft of amenities: a $25M 'Wellness and Longevity by Nobu' floor with cryotherapy, hyperbaric oxygen and hot-and-cold plunge pools; an 86-foot sunset pool, lap pool and rejuvenation salt pool; padel courts; a ground-floor waterfront Nobu restaurant — Miami's second — and an 11th-floor residents-only Nobu café and bar above the pool deck. Residences run 1,160 to 6,450 sq ft with 10-foot ceilings, floor-to-ceiling glass, Gaggenau appliances, HEPA air purification and circadian lighting, rising to five-bedroom Sky Villas and Penthouses. Deposits are staged 15/15/10 through construction with 60% at closing, estimated for the end of 2030.

A note on returns
No rental yield is published for 619 Brickell, so we show it without a projected return. The demand story is verifiable — from $3M to over $60M with roughly $1bn reserved at launch, in a district whose millionaire population grew 94% in a decade — but that is momentum, not a promised return. Carry costs are real: budget ~1.7–2% a year in property tax plus association fees, and take estate-tax and FIRPTA advice before you buy. Florida levies no state income tax.
